On 7 October 2026 the BOE (Spain's Official State Gazette) published Royal Decree-law 28/2026 (Real Decreto-ley 28/2026), on measures to strengthen the stability of lease contracts for primary residences. It is the most important change to the duration of rentals since 2019: it introduces the automatic renewal of rental contracts in cycles of 5 or 7 years, extends the landlord's notice period to 6 months and sets compensation for the tenant when the landlord decides not to renew.
